- Design Development—We refine design intent drawings, including material selections, FF&E selections and procurement, and finishes, and coordinate with consultants.
- Preliminary Pricing—We assess construction costs based on the design drawings and have an initial budget review meeting.
- Construction Documents—We complete architectural construction documents and submit architectural drawings to HVAC, electrical, and structural trades for permit drawing creation. We also review all millwork drawings, trade drawings, and submittals.
- Final Pricing—We review final all-in construction and permitting costs and submit drawings for permitting. We revise based on city feedback and review the general contractor’s provided construction schedule.
- Construction Administration—We conduct in-person on-site visits for construction meetings, observation, problem-solving, and defining details, as well as periodic visits to ensure the contractor’s work aligns with the design intent drawings and report on the progress. We also provide necessary revision drawings, project management, and support throughout the construction phase of the project.
